The New 432

Redesign and full structural modification of a triplex with water views. The challenge was to make the spaces 'live bigger' without increasing the footprint on the already maxed out site. This was achieved through three complimentary strategies. First, a strong connection between indoor and outdoor spaces was created. This made the existing area feel larger through the additions of large openings which frame outdoor rooms. Second, conventional HVAC systems were replaced with hydronic heat systems in the floor. This freed up area that was previously taken by 3 furnaces and low ceilings that previously held ductwork. Last, the central stairwell was redesigned require a smaller footprint while still feeling generous. This enables all adjacent spaces to increase in size.
